Spacious rooms had washing machine, dryer, kitchenette, and drying room with strong hot water showers. Staff were friendly, helpful, and held baggage on checkout day while managers agreed to post forgotten items to Australia. Location was quiet close to Iriya metro and train stations within walking distance to Asakusa temples with a supermarket nearby.
